§ How I shoot it

What listing photos actually do

A buyer spends about 20 seconds on a listing before deciding whether to keep scrolling. Photos are the entire first impression — not the description, not the price. Photos that are dark, distorted, or shot from the wrong angle kill showings before they start.

I shoot with wide-angle lenses calibrated for interiors, bracket exposures to handle the contrast between windows and walls, and deliver files that look accurate on any screen — not artificially brightened or staged beyond recognition.

What’s included

Every shoot covers the full interior — living spaces, kitchen, all bedrooms and bathrooms — plus exterior front and rear. Twilight exteriors are an add-on and work especially well on properties with significant curb appeal or pool areas.

Sky replacement is standard on overcast days. No extra charge.

Turnaround

48 hours is the standard delivery window. If your listing goes live sooner, same-day rush is available — just flag it when you book.

How we'll work.

    Schedule and prep

    Book online or by phone. I send a brief checklist — lights on, counters cleared, blinds open — so the home photographs at its best.

    Shoot day

    Most homes photograph in 60–90 minutes. I work room by room, adjust for natural light, and shoot the twilight exterior if included.

  3. 03

    48-hour delivery

    Edited, MLS-ready images in your inbox within 48 hours. Rush same-day delivery available for an extra fee.

How much does it cost?

Residential listings start at $250. Final price depends on square footage and whether twilight or aerial add-ons are included. I quote flat rates — no hourly surprises.

How fast do I get the photos?

48 hours is standard. Rush same-day delivery is available for an extra fee — just ask when booking.

Do you shoot commercial properties?

Yes — office spaces, retail storefronts, and multi-family. Commercial shoots are quoted individually based on scope.

What if I need the home to look its best but it isn't staged?

I send a pre-shoot checklist that covers the most impactful things — lights, window treatments, countertop clutter. Most sellers can prep in 30 minutes.

Do you have liability insurance?

Yes. General liability coverage is in place; certificates available on request for commercial properties or property management requirements.
